Mortgage Rates, Insurance Costs & Florida Real Estate: What Today's Market Means for You

Florida's real estate market continues to evolve, and today's buyers and homeowners are paying attention to more than just the price of a home.
Mortgage rates, homeowners insurance, property values, and the overall cost of ownership are increasingly connected. Understanding how these pieces work together can help you make smarter decisions whether you are purchasing a home, refinancing, investing in property, or simply reviewing the coverage you already have.
Mortgage Rates Are Shaping the Market
Mortgage rates remain one of the biggest factors affecting affordability.
As of October 1, 2026, the average 30-year fixed mortgage rate was approximately 7.28%, according to Freddie Mac.
At these rates, buyers are paying more attention to their total monthly housing expense—not just the purchase price.
That means considering:
- Mortgage principal and interest
- Property taxes
- Homeowners insurance
- Flood insurance, when applicable
- HOA or condominium fees
- Maintenance and future repairs
For buyers financing a home, insurance can also play an important role in qualifying for a mortgage. Lenders generally require adequate property insurance before a loan can close, making it important to investigate insurance options before you get too far into the purchasing process.
Florida Home Prices Are Holding Up
Higher borrowing costs have slowed some buyer activity, but Florida home values have remained relatively resilient.
In August 2026, Florida's median single-family home sale price reached approximately $415,000, just over 1% higher than the previous year. Meanwhile, statewide single-family inventory declined approximately 13% year over year.
This combination of higher mortgage rates and tighter inventory creates an interesting environment.
Buyers may have more negotiating opportunities in certain markets, while desirable properties can still command strong prices. Conditions also vary considerably depending on the city, neighborhood, property type and price range.
For Florida homeowners, it is another reason your insurance should not remain on autopilot.
If the value of your home—or the cost to rebuild it—has changed substantially, your coverage should be reviewed accordingly.
Florida's Insurance Market Is Changing Too
There are encouraging signs within Florida's property insurance market.
Citizens Property Insurance Corporation announced an average 8.8% reduction in homeowners multiperil rates for 2026, with the new rates beginning July 1 for new policies and applying at renewal for existing policies.
Citizens has also continued moving policies back into Florida's private insurance market. As of October 2, 2026, Citizens reported approximately 254,736 policies in force, a significant reduction from previous years.
More private-market participation can create additional choices for some Florida property owners.
But that does not mean every homeowner will automatically see a lower premium.
Insurance pricing remains highly specific to the individual property.
Factors can include:
- Location
- Distance from the coast
- Age of the home
- Roof age and condition
- Wind-mitigation features
- Construction type
- Replacement cost
- Prior claims
- Flood exposure
- Coverage limits and deductibles
Two homes with similar market values—even in the same neighborhood—can have very different insurance options.
Buying a Home? Check the Insurance Before You Close
One of the most important lessons in Florida real estate is simple:
Do not wait until closing week to investigate insurance.
A home may look affordable based on its purchase price and mortgage payment, but the cost or availability of insurance can materially change the overall cost of ownership.
Before purchasing a property, consider having an independent insurance professional review the property and obtain coverage options.
Information such as the roof age, wind mitigation inspection, four-point inspection, flood zone and prior claims history may help determine what coverage is available.
For cash buyers, insurance deserves just as much attention.
Not having a mortgage simply means a lender may no longer require you to carry homeowners insurance. It does not eliminate the financial risk of owning the property.
A major hurricane, fire, water loss, liability claim or other unexpected event can still create significant financial exposure.
Already Own Your Home? This Is a Good Time for a Policy Review
The changing market also creates an opportunity for existing homeowners.
Many people renew the same policy year after year without reviewing whether their coverage, deductible or carrier options still make sense.
But the Florida insurance market is changing.
A policy that was competitive two or three years ago may not necessarily be the best option today.
At the same time, choosing insurance should not simply be about finding the lowest premium. Lowering coverage limits or accepting significantly higher deductibles to save money can create unexpected financial exposure when a claim occurs.
The objective should be finding the right balance between coverage, cost and risk.
Your Mortgage and Insurance Should Be Part of the Same Financial Conversation
Whether you are purchasing your first Florida home, moving to the coast, buying an investment property or have owned your home for decades, housing affordability involves much more than the mortgage rate.
Your financing, insurance, property value and personal risk tolerance all work together.
And as the Florida market changes, your insurance options may change with it.
At Azzura Insurance Group, we help homeowners and property owners review their current policies, compare available options and better understand the coverage protecting their assets.
Already insured? That may be exactly why it is worth having a conversation.
